Canadian Hotels See Slight Dip

Canadian hotels saw a decline on year over year revenue per available room (RevPAR) and occupancy rates for the first time since April.

The declines were only slight, according to recently released data from CoStar, but notable in the fact that it follows almost a half year of steady increase.

When compared with November 2024, the average daily rate (ADR) stayed stagnant at CAD195.94 (0 percent change), and RevPAR fell one percent to $120.70. Occupancy also fell one percent to 61.6%.

Provincially, Ontario registered the sharpest decreases:  occupancy fell 4.3% to 64.5%, ADR fell 4 percent to $214.35 and RevPAR dropped by 8.1% to $138.32. In major cities, Toronto registered the largest drops in ADR (-10.0% to $274.79) and RevPAR (-11.6% to $206.37). CoStar points out that the significance of the drop could be accounted for as it was compared against the tourism surge of Taylor Swift’s Eras Tour in 2024. 

Occupancy decline was steepest municipally in Edmonton where it was down 5.5% to 56.2%.
