2026 is starting off strong for Canadian hotels, with February posting year-over-year increases in key performance metrics, a trend that continues from January.

Hotel analytics from Co-Star show occupancy was at 57.9%, a small 0.2% increase from February 2025 rates.

Hotel rooms were more expensive than they were last year, with average daily rates (ADR) up four percent to CAD197.05.

Revenue per available room (RevPAR) was also up, to CAD114.18, representing a 4.2 percent jump over RevPAR from last year. 

Overall, the prairie province of Manitoba showed the largest increases in the country, boasting significant jumps in occupancy (+7.6% to 66.8%), ADR (+7.8% to CAD178.28) and RevPAR (+16.0% to CAD119.17). 

It was more of a mixed bag for the major markets. Vancouver hotels had the strongest showing, beating the cross-country averages to ring in with the largest increases in occupancy (3.7% to 73.8%) and RevPAR (+7.8% to CAD166.24). 

Toronto showed the steepest decline in occupancy (-7.2% to 63.8%), however posted the highest ADR gain (7.2% to CAD229.48).
